We strive to make the live-in renovation process as painless as possible. We utilize Zipwall systems and HEPA air cleaners to partition off the working area and keep dust down. We also protect all floors and surfaces we may come in contact with to ensure we leave your home and effects in the condition they were in when we arrived.
A live in renovation is one that allows the homeowners to continue living in the space. Albeit some areas may be cordoned off, access is setup for entrance and crossing work spaces throughout the renovation. These renovations consist of dust control measures, protection measures and maintenance throughout the project. The goal of a live-in renovation is to prevent homeowners from having to move out and to also get to be apart of the transformation of the space.
We will give a rough ballpark of the projects price during the consultation and then a comprehensive estimate is built for your particular project so that you know what the “real cost” of the renovation will be.
Ballpark budgets are derived from similar projects and with our experience as to what it will take. A real cost estimate is one that takes into account all of the things performed in the entire renovation from the start to the finish. Since the majority of the renovation is completed in house we estimate our projects with real world experience.
We have in house staff that work to produce the majority of the renovations from demo to reconstruction and finish work. We use MEP subcontractors (Mechanical, Electrical and Plumbing) companies that handle their portions of the work.
There are several ways to go about selections and those can be completed using designers or by selecting them yourselves.
The selections process for projects from small bathrooms to entire renovations can be quite overwhelming. Having a designer that can learn about your likes, wants and desires can help bring selection palettes to you to choose from instead of looking at the thousands of options in each category of choices.
Our overall goal is the happiness of the client. So it is not up to us to choose but it can be very helpful that a designer be consulted with for the project to reduce the stress of decisions.
As apart of our estimating process we put budgets to each and every item that the project requires. When a designer is selected these budgets are passed on to them to help narrow down the options and to prevent cost overruns.
It is best to consult real estate agents on what will give the best returns in a given project. Our goal is to “Change the way you live in your home.” More so than trying to bring benefits from ROI.
Yes we will be pulling permits for your project.
We work hand in hand with the city and county on all of our project. With our extensive knowledge about construction, renovations and the building codes, inspections will add a few days to your project but we estimate those into our calendars from the start to ensure there are no delays from start to finish.
The city or county will send out a respective inspector for each thing that is getting inspected. We are on site for every single inspection every time. We are there to provide the inspector with all of the information they need in order to provide the proper inspections.
Yes we specialize in condominium renovations both in stand alone buildings as well as high rise condos.
Condominiums are generally multi-floor units that were constructed based on things happening above them, so while we can make several changes. There will be things that can’t be moved.
Often times limitations in condo buildings could be working hours, working days, elevator heights and parking issues.
We check into all of the above items prior to the project to give an adequate calendar as well as understanding of how we will make the project work within the parameters.
